We want to get to know you! Getting to know you and your family is important to us! Afterall, we are a family-owned and operated company! We want to understand your goals, vision, dreams, and priorities so that we can align our goals, vision, dreams, and priorities with yours. All of it matters to us… Let’s discuss project overview, amenities, timing, general footages, and budget. All of this information is important, because through this discussion and brainstorming process the informal plan design has already started! Keep the ideas going and when you are ready, allow us to effectively guide you step by step, starting with the formal plan design process. We have over 40 years of accumulated homebuilding experience that we can share with you and we would be honored to help you design your home.

Step 1

Plan Design

Your Vision + Our Experience = Stunning Architectural Design! This is an important step in the Custom Home Building process. It has been our experience that the best way to design your plan, is to work with both an experienced builder and an experienced architect, through the architectural design. We will help you to make educated decisions and add perspective to your ideas.. while keeping construction costs and specific building applications in mind.

We have found that the most significant change orders requested during construction occur when a client works directly with an architect and brings us the plans to build. Change orders during construction are costly in terms of both time and money. We can help to minimize costly change orders by talking through applications, analyzing critical dimensions, and using field experience to share what works and what may be a potential issue.

We work with several architects, all of which are excellent. Based on the information you give us, we can recommend who we feel would be a good fit for you. You will have a whole team, working together with you, to come up with a stunning design that fits your vision and lifestyle perfectly! Full size plan copies will be made for you to pick up at our office as soon as we receive the files.

The plan is developed in stages. The first stage is the general floorplan layout. It’s always an exciting day to review the first draft of your new home! It’s easy at this point to make changes and further refine how your home is laid out. Based on your feedback and our combined notes, we will have the architect make the revisions to get the plan where you want it. As we move through each stage and the layers are added, we will help you put just the right architectural touches to make your plan truly one of a kind!

Step 2

Project Planning

‘We thought of everything …’ This is our end goal for the planning process. We want you to look around your new home after moving in, and feel confident that everything was brought to your attention, careful consideration was given to every element, and ultimately you made the decision.

Information is like gold and you’ll want to be able to make well informed decisions. As the saying goes, We don’t know what we don’t know. As your builder, we will discuss pros, cons, alternative solutions, and options to explore for things you may not have even been aware until it was too late. Avoiding these pitfalls starts with us actively listening to you, discussing all ideas and options with you, then putting all of those decisions into developing the detailed specifications. The first set of Specifications and an estimated price can be developed as soon as floorplans and exterior elevations are approved by you.

The Proposal Price is based on the specifications, allowances, and the preliminary plans. We offer a seamless and full turnkey building experience which typically also includes Soils analysis, structural engineering, and interior design services to name a few. So Don’t worry, we have it all covered and will walk you through each step of the way!

The initial proposal and specifications are a great tool for planning. After you have had a chance to review them with us, we will make all discussed revisions so we can really hone in on exactly what you would like to include. Our goal is to be thorough up front so that pricing is accurate up front. Without thorough and detailed specifications there would likely be surprises during construction. In other words, We want the contract price to be the actual price you ultimately pay!

Once we have the plans and specifications right where you want them, the paperwork is signed, and now it is time to put the thorough planning into action!

Step 3

Construction

Let the fun begin! Your personal Project Manager will provide outstanding communication with you from the day we break ground until the day you move in... He will maintain the Construction Schedule and provide updates to you, as well as meet with you throughout the construction process. Our goal is to keep you very well informed and make sure you are part of the process.

We will provide an interior designer to help you organize and select all the interior and exterior finishes.. which will include windows, flooring, paint, cabinets, light and plumbing fixtures, etc. as well as stone, brick, stucco, vertical and horizontal trim, paint colors and so much more!. Please note that the availability of certain items and materials may impact the schedule.

Ray and Mike (the owners) as well as your Project Manager, are always available to address any questions and/or concerns that may arise and look forward to working with you to ensure your total satisfaction.

Step 4

Completion

Handing you the keys is the best part of the process! As your new custom home project nears completion, your Project Manager will schedule a Walk Through to review and discuss the work that has been completed and create a list of any outstanding action items. Once all of the outstanding action items have been addressed, your home will be considered complete.
